Who would i hire to compose floorplans for a house remodel?

I bought a house which was built in 1910. Over time i plan on doing a major kitchen/bathroom remodel, finish the attic, and finish the basement.. This will also require me to bump out a couple walls to create additional space. I also will have to have some re-wiring and probably some new plumbing installed. I DO NOT want to do all of the projects at one time. I’d rather do a little here and a little there until it is all complete. Who do I hire to come into the house and draw up the changes which i wish to make in the future so I can determine which projects can/should be done before others?
If I hire an architect but do not begin any changes for a couple years then i wouldn’t be paying them a percentage of the costs of reconstruction. Is there some kind of flat fee?

You don’t need an expensive architect to do this. I once worked for a draftsman who did this very thing, but did not have the expensive schooling and licensure of an architect. You may want to look up companies in the design and drafting business. They will do what you said and obtain permits for the work if necessary. They probably also have networked with builders to give you a good price for doing some of the work, just as my former boss did. You only want someone who is experienced, though, who understands the importance and details of maintaining your house’s structural integrity.

Yes you can pay for a set of plans and for each “segment” you elect to permit and every change those “segments” cause as they affect each other.
You’ll be far better off to develop a final plan and permit the whole thing and work the inspection system to prolong the project.
